Convert the house. Keep the kitchen and one bedroom. Rack out the other bedrooms, remove non structural walls.
If it's a semi, remove the kitchen as well and cut a serving hatch in the party wall.

Wife already gave it to our daughter. Im sure she wouldnt miss a bit of the garden

Here was my solution - his (workshop) and hers (in red) division of the back garden. I pretty much maxed out the available space for the workshop. And less grass to be cut!
