Online Estate Agents?

Anyone had much experience with using any online estate agents?

Currently looking at 1% estate agent fees using a local agent. But tempted to use an online alternative like Purple Bricks or Tepilo etc

I don't know about anyone else, But I'm not a big fan of estate agents full stop!

They seem to do very well for very little

Why don't estate agents look out the office window in the morning - because they'd have nothing to do in the afternoon!

Got full asking price within 3 weeks of listing.
Saved about 2k (on a 300k house) commission.
But...

She's tied in to tepilos conveyancer for £750

Tepulis conveyancing fees are competitive, but:they are *useless* .

online only.
Documents going missing.
Not returning phonecalls.
Offer was made made mid April, and looking at mid August for completion(dunno if that is usual timeframe?)

Tempted to use a local agent just to get the house sold without a email address / telephone agent being involved. I like to do face to face business if it gets results!

Also tempted to priortise first time buyers to reduce any problems with chains dragging you back / breaking down.

My mate just sold a house and the local estate agent reduced its fees quite a bit after he told them he was looking at using an online service...The annoying bit is that the person who wanted it lived 3 doors away with her parents...He now thinks a for sale sign in the window might have been a good saving

Last year I helped an online estate agent get started. I did their IT and they also asked me to do their business analysis so I know a bit about it.

All any estate agent really does is put your property on the major portals, Rightmove and Zoopla. Essentially that's it. You cant do that yourself because Rightmove and Zoopla won't let you post directly. And therefore you're forced to sign up with an estate agent. It's a closed market like that.

So I'm really glad that online estate agents have started appearing. Many don't even make much money on the basic package where they list your property. They make money on the extras (floor plans, photography etc), which you can do yourself if you want.

All that really matters is that your property is on Rightmove and Zoopla and the enquiries will start coming in. You can then organise your own viewings with buyers.

I can tell you now that Zoopla and Rightmove policies are designed to stop online estate agents, so it's all a closed industry as always. I always said that estate agents are just a throwback from Victorian times, they shouldn't exist in todays times, I guess it's just one of those old industries that's managed to put up barriers to entry to protect themselves.

But A good solicitor can save a lot of hart ache as well, like friends drive that he found after buying that he did not own the first 2 meters so restricted access,

mate sold his house 2 years ago and signed up with local agent that was in line had a few problems when trying to buy another house as the other estate agents resisted him but i think its better now as most are all doing the same i belive if you go in to local place and say internet you will get a good deal

and there are online ones that you pay when you sell try not to pay upfront as once they had money there is no incentive to do any thing

looked on zoopla and it recons my gaff is worth 250 grand and its a 4 bed bungalow its 2 semi detatched knocked in to one house and worth over 400 g

yep id leave them with a sandstone sleeper block from the original s and d railway. the siding to yarm station went through my back field

I'm selling mine with Tepilo at the moment , massive saving 3k+, plus I have control, of the price, pictures, description etc, I paid up front and am not tied into their conveyancers, I show them round myself, I can explain everything in detail and get a feel if they like the place or not. also I can send and receive message's the via the website and answer question's directly and even accept or reject offer's any time of the day.

I tried contacting other estate agents to see properties and they reply 2 weeks later or not at all! I have moved house a few times now and its always been the estate agent that causes all the stress.

high street estate agents days are numbered..
