Last time we moved we were looking to buy in a desirable commuter village. The only estate agent in the village had a monopoly on all the sales there and did the absolute minimum work to get the houses sold as they pretty much sold themselves due to the location.
Their detail sheets looked like they'd been done by a 9 year old. Just photocopied A4 paper, fuzzy text and distorted photos. If I'd been selling my £500k house through them, I would not be happy with that. I'd expect glossy brochures like the other estate agents produce for my £5k fee.
We didn't end up buying there in the end due to everybody we dealt with being a complete b*stard and getting gazumped three times.

I did ask at the beginning and it only applies if you pay when sold, the same with purple bricks. I paid up front.

Yeah...depends on what crap the solicitors pick up on and waste time on trivial matters . like are your wooden windows fensa registered . nupe is there any paperwork for your wiring or boiler nupe by then the buyers getting narked off and might loose the purchase to someone else

Which is strange, as you don’t need building control for a conservatory, under 30 square meters, I am currently building a conservatory, and that’s what building control said, and it’s in the planning portal information
I did build a large garage, late 90’s, including getting planning and building control, but I never went as far as getting the certificate, though they haven’t asked for that, I guess that is online and available via a search

the certificate wont be online unless a completion inspection is done,

Well there are strict criteria, the conservatory needs to be at ground level, you need to keep outside doors between the house and the conservatory, and a separate heating system, but it’s unusual to need it.

This one had a radiator plumbed in to the central heating, at some point pre 2009. (When gf bought house: her sol. at the time never commented on it)
The rules applying to building control, only affect when it’s actually built, it doesn’t need building control, if changes are made, once the building is finished,
I am planning on fitting underfloor heating, to mine, but a rad will be fitted at sometime in the future, it needs to be finished outside, by the end of next May, because it was applied for under neighbour notification rules, because it’s 3.6m x 3.3m,
The daft question I had this week, is whether I saught permission from united utilities to build within 3 metre of a drain, my answer is I have not built anything within 3 metre of a drain, but if I did, there is no requirement that I get united utilities permission., I hate this time waiting from sale to completion, having in the past had a buyer pull out at the last minute, many years ago, it’s only sold when the money is paid, though I will be less worried if the deposite is paid.

Just to update , the online estate agents have been very good and straight forward, I can talk directly to the buyers, where as buying i'm talking via an estate agent and its painfully slow.
2 points to note:
1. use an independent mortgage advisor, I used one from the EA and was charged £475, which I was happy with as she was very good, but then found out that the lender also paid the EA £780 commission.
2. don't use the EA's convayencing solicitor, go direct if you can, as I found out the EA got £450 commission for you using their solicitor , which was more than the solicitor was charging.
