My French Workshop refurb

Funny enough, I also live in the Limousin.

Little place called Le Mont my friends live, near to Gentioux Pigerolles. I was viewing their place on Street View earlier, lovely little place, built out of an old bread oven.

This is the house, nothing interesting but it suits us - was refurbished 12 years ago, the upstairs was a hayloft but is now two bedrooms; here it’s very common to live on the ground floor only.

Interesting. In our ancestral region, if it's a 'modern' two story building it's the other way around. Live on the first floor and keep animals and storage on the ground floor. Same external stairs. Also common to have a 'balcony' along the building and each room has its own door onto the balcony. Older properties are single storey of the standard of your barn, just some bays are open with animals in and some closed with people in.

Watching with interest.

Edit: Theoretically, I assume I have a share of a 'farmhouse' up in our ancestral village and a 'farm' down in the valley. The farmhouse was a 2 room hovel with no windows and an earth floor. The 'farm' is a handful of plots probably no bigger than my back garden.
I have no intention of paying the fees to make the transfers!

The place next door to my friends is like that, stables/workshop underneath, access from the rear, with outside stairs at the front to get to the upstairs living accommodation. It’s empty, but solid, and the owner won’t sell....

I should have photographed these earlier - I’ve made new windows as the old wooden ones were completely shot, 30mm sq box outer frame, 20mm angle and tee for the glazing bars. First one put in with Sikaseal, no other fixings yet and it’s held solid! Second one to be done once the rotten lintel has been replaced.

The ceiling timbers are as black as the photo suggests, years of being used as a forge, though a neighbour came round today and told me its primary use was a woodworking shop, quelle horreur!

Ceiling will be insulated, floor has 50mm polystyrene insulation, leakage will be windows, doors and walls. I’ll make the new doors in metal and glass once I have the workshop back from the builder.

The driver of the little Hitachi was a subcontractor brought in for a couple of days, absolute master of machine control, the first thing he did when he unloaded the machine was get the grease gun out

Anyway, day two he rolls up in a Scania 6x4 with all the crushed stone for the base. I googled the name of the firm, turns out they’re a multi million euro outfit running three quarries and a fleet of trucks and excavators, and he is the semi-retired chairman! His son runs the firm now and he just turns out if there’s a little job to be done, had a beer in the garden with him this evening, lovely chap; says if I need more stone for the yard to call him, though apparently charges 3x the normal price if he finds out you’re a Parisien.

Nice looking place. Access to the upper floor via that external staircase? Living on the ground floor makes some sense.

As the previous occupants here did that we have a shower and toilet on the ground floor, and a room that could be a bedroom, so if the stairs get to much when we’re older we’ll move downstairs

The enclosed part will be my workshop and garage for one car and the motorbikes, half of the open part will be parking for their other car, trailer and wood store, the other half will be enclosed to make a sewing / weaving workshop for Mrs A.

Nick does SWMBO`s sewing section need to be completed before the mancave gets built ?

It should have been, but the builder doing the walls hasn’t ordered the door and windows, and they’re going to take at least two months...

One of the reasons I chose a bungalow when we moved house recently, aged 59. I watched my dad crawl up the stairs on hands and knees, at his house, more than a few times, before he final acquiesced to get a stair lift fitted.
