I have received the paperwork for the property we are buying. The list of covenants are long and putting me off it a bit. No further out buildings are allowed and no past times that could cause a nuisance .
No camper van on the drive and no border fences at the front (so no gates). Hmmm, food for thought.

That is not clear but I imagine the drone of my lathe and milling machines may be something!

Covenants can be lifted if you can prove there are no parties around with an interest in them, if you need to breach a covenant and cant be bothered going the legal route you can buy indemnity insurance instead.

The original builder in 1961, backed by the local council according to the deeds.

Last house had covenants going back to the 1800’s. mainly about keeping cockerels and slaughtering pigs etc etc.

Was asked for certs for windows fitted before I moved in. “No certs. Buy it or don’t. I am not bothered” was my reply. They bought it. Chancers.

One of the conditions is no fence or hedge on the front. I have been shown a picture from 2009 where they had a hedge that got removed because of a complaint. There are sad folk about who live for such things. It is a small village and I will be the newcomer.

I think a lot of the estates had those sorts of covenants back then, its probably a matter of driving around and seeing whos got away with what! check what sort of cars or bikes people are using to give you an idea of what sort of work people are doing at home like DIY car repairs/restorations? Trawl the council planning stuff to see whats been given the ok or whats been turned down?

When we were looking in Lincolnshire some of the covenants the sellers were trying to impose were a joke, eg if the place has land and you build on it one day we want XX amount of pounds, Im selling the place but want to keep the rights for shooting and trampling all over you patch whenever I want

I agree, they seem rather onerous. You only get to find out about them once you have paid for the searches etc. I don't mind walking away but finding a property is hard enough when you are looking for a bungalow with certain attributes.
We can still pull out but I am not pulling out of the sale of mine so I will have to put everything into storage

Our house in Aberdeen was on an estate where every one had a tree in the front garden, could you remove it? Ohhhhh, no.

It was at the corner of the drive and extended out over the entry and over the grass which became a right pain to cut. I was at the point of 'discouraging' it when circumstances changed so never bothered.
