It's the back garden. The original plan was 350mm from the boundary which is where the existing garage (to be demolished) is built. that might change to 600mm now as a show of good faith and allowing me to work without diturbing their fence.

Concrete form is planned to be Nudura from here. Re the fire rating, I emailed the supplier saying I had recieved an objection commenting on fire risk and could he advise as we'd mentioned fire ratings in passing previously. He emailed me back a certificate showing it to be 4 hours for their 6" core with 10mm rebar at 400mm centres vertically and 487 (I think) horizontally and 12.5mm plasterboard on the internal face

you mean a icf concrete form your roof is not 4hrs though unless your putting on alot of weight the walls maybe that rating dosnt mean the rest of the build is

your sound proofing is also poor as it will resonate like a git in there

only on buildings prior built before a certain date that rule changed with the party wall act where new buildings out buildings had to be so far away from the party wall

something i agree upon where next door owner has no right to come onto your land to repair there property when theyve built it right up to the party wall/boundary wall solicitor nightmare

He's also harping on about an oil tank that the previous owners moved and installed "illegally". he's had building control out to inspect it and the BCO has confirmed (in writing) that it is fine where it is and complies with the regs.
This is forming part of his objection now and it seems he's been egging another neighbour on about it as well.
Hopefully that will just undermine him further in the eyes of the council.

you wouldnt want enviro coming and having a look if you havent as its called contamination of the soil

You'd have to be mad to tell them what you plan to do, especially at the planning submission stage, it's asking for trouble people dont always understand, let them think it's just a garage get your plans approved, build it and crack on

No the roof isn't ICF so the 4 hour rating is only for the walls. but as the objection only raised the "combustible lego brick walls" that was all I was concerned with.
Due to the size it will have to comply with building regs so insulation of all the parts will have to be up to sratch

Its a bunded tank. As I said, the BCO has been out to look and is satisfied that it complies

I was talking to an estate agent last week . He told me the market is screaming with demand for houses with space enough to work from home, and / or run a business. The house next door to me was owned some time ago by car nut who added on a 4-car garage (in 2 by 2 formation). The house has just been sold for an unbelievable price and I'd bet a load of money that somebody will be running a business out of that garage.
Among hobbyists, radio hams learned long ago that telling anyone you did any transmitting would soon result in complaints of interference on tellies! I only do listening!!!

I have just erected 2 antennas, first complaint came about 12 hours after they went up

Took said complainer around the back and showed him the coax cables not connected to anything, so the interference "that has been constant since they went up" was, unfortunately, not my doing

A fuel tank bund has to be capable of holding 110% of the tank capacity, be able to be inspected and have some form of level detection IIRC. Some tanks are constructed with an integral bund but there has to be some form of leak containment around the fill & draw-off points.

I'd agree with JMS'. I wouldn't put yourself out, for their benefit. As you've already found out, doing the "right" thing gets you shafted.

DO NOT DEVIATE FROM ANY APPROVED PLANS! ... its then no longer built in compliance with an approved plan and another way to cause you grief.

First mistake talking to idiots.

True, but it might make my life easier when it comes to digging footings etc with a little extra space and prevent any further arguemnts if I can keep well clear

Oh don't worry, I won't be deviating from what get's approved! I'm going to speak with the planning officer once he's reviewed it all and then think about submitting a revision with a larger gap.

I believe that with a fence, you can but with a boundary wall, you have to write to them under the party wall act (at least that is my undersanding, I await any corrections).
That is exactly my sentiment with the BCO, he's the man who says yes or no when it comes to compliance with the regs

Good plan! Luckily the fence isn't mine so that's the neighbours problem.

Just don't. Unless he says you need more clearance, leave it be, unless you're doing it for *your own* benefit.

i wouldnt either your replacing an old structure that was there with like for like to a degree so id build it in the same place myself

its not a front so you shouldnt have any issue

note dont get technical with fire ratings keep it simple the garage is rated for 1 to 2hrs but build it for 2 hrs rated dont use the term 4hrs for the wall as its not needed

for soundproofing you need to seperate the outside wall from the inside

this has bugged me since you mentioned it being this way was the house a through house between them both at one time ? to me its a security issue just being a timber frame and plasterboarded with no actual wall to sepearte them both I know it goes on with propertys or have you had some...

A very close friend of mine bought his "retirement plot" and for the last eight years or so he has been rebuilding the old derelict building there. He had to submit plans for everything of course and the one neighbour complained about everything. This is a £450k build by the way. He reckons she added about £50k to the job.

One day he arrived "home" to find all sorts of heavy plant parked up in his drive (bloody big courtyard) with a few guys waiting about. "What's going on here then?"
"Oh we are getting ready to put the new cesspit in over there on such and such's place".

Oh no you are not was the reply and take all this gear off my land while you are at it. The only way she can get the new cesspit installed now is to knock the house down, drive over, dig the hole, drive back and rebuild the house. All the land surrounding, all of it, is owned by my pal. Some days it just doesn't pay to be the protagonist.

A farmer friend had almost he same thing, he'd put in for converting old buildings into homes and that neighbours objections caused a lot of problems.

Then the neighbour had to renew his cesspit which, because it had been a farm cottage, was on my friends land. Contractors turned up and friend told them to stop work, neighbour got stroppy saying it was costing him money!

Friends reply you've cost be £25k so far and more to come, so tough luck..

bco are not always the problem though enviromental health can be a nightmare

best to be prepared and to deal with what you can do before hand

bco can pass stuff but if eniro is ever called you can be in lots of trouble even comes with fines so not always worth it
