most are humidity and timer requiring 3 cables as u say you could get a switched live from the lightSoo question is can you get a new 3c +e wire down to the fan or up from it then you could use the existing wiring and a switch live from the light to save chasing down to the switch?
Humidity version looks like it can operate with just live and neutral!

Can't see any solution past pulling another cable sadly.
How high is the ceiling? If it's over 2.25m it is out of zone 1 and should be fine with the Ip rating of IPX5!

yes and no .if its on the same floor as the distribution board and fitted with an mcb no that is the isolator for the circuit .. if on a diffrent floor yes it is needed an odd one but trueI'm sure i remember having to put one in on a property after an EICR flagged up there wasn't one.
