It might be prudent to add a cap to the unused isolation valve in the first photo.

I always carry 3/4" caps with me whenever I go somewhere - it is surprising how many uncapped valves there are for hot feed washing machines.

Yes, thanks. There is a strong possibility I'll be doing a fair bit more work here. The house was owned and "restored" by a builder and the list of bodges is a catalogue of errors. This is the same place I discovered a lighting circuit "borrowed" it's neutral from a nearby wall socket. One half of the side extension was left unfinished with the insulation exposed to the elements...

I fixed those but more issues keep popping up on a regular basis. One thing to bear in mind is that there does not appear to be a main water valve in the property. This detached Victorian building built around the turn of the last century (1890's) is now two separate properties and I have to disconnect water from the street before I can do anything the wrong side of an isolator.

it does help top up my pension though.
