Seems to end up at £50-£65 a quarter. But I catch your drift, in terms of actual water used it is minimal.

my bill is never more the 35 a quarter and yes water used is minmal probably 99.9% coffee

That's some strong coffee, I think I would rather have to fund the water than foot the nescafe bill!

its too easy really got one of those nescafe coffee machines just fill with coffee and powdered milk the press the button and you get cappucino, if we had to fill the kettle i doubt we'd go through as much
Interesting replies lads, im a boatbuilder a notoriously uncertain & poorly paid trade! Building i am in is an old scout hut, its been empty for over 10 years.
main bit is 843sqft plus there are other bits that push it to a total of 1400sqft.
Though it is a strong building with decent security doors it is remote & relatively vulnerable with a history of petty vandalism & fly tipping.
Valuation for commercial use a few years ago was just under 2.5k per annum plus rates, the rent demand is for 2.5 times that.
I have put an offer in & await reply. If it fails i am out of the game for keeps.

life isnt easy by any means these days, good luck with the offer, if they refuse dont give up keep on at them after all they have to pay rates on empty buildings now as far as i know

The reasonably priced units are still out there,
I had a 30' x 20' unit on a farm in waltham abbey from around 1990-2000 and the rent was about £160 per month + electric at farm rate = cheap,
When i moved out i put a friend onto it and he moved in there at £200 p/month,
13 years later and still £200 p/month.

Bet you dont get a discount in a dry summer!!, hang on surely surface water is down to the landlord that is down to them, they should have put in soakaways instead of piping it into the foul. Where it is chargeable COZ its clean.
They just came back with a reply, still at a level that puts me out of buisiness.
Just as im reading it my mobile goes of, its a good friend who owns a yard & buildings on an industrial estate, he informs me his tenant has just gone bust.

Hi guys, I pay about 300 a month rent for 600sqft, 100% rates relief. Bills come in at 50 a qtr. small yard with 5 units of similar size. We manage to get 3 cars, a trailer and a little bit of working space, although we do have a leightweight mezzo floor for a bit extra storage.
Not a fantastic area, we had one break in recently, through the roof, and there was sign of similar attempts before we moved in. It is an old unit but Our landlord does occasionally do bits and bats to the upkeep so reasonably happy tbh. I tried looking for somewhere newer and more secure but it seems nobody wants motor tades ( even though our race cars are clean) and the rent is about double what we pay now...

Met with the man, promising but his accountant says he is better of letting the yard as a whole so the offer has evaporated. I have re done the costings on where i am now & overheads are frighteningly high. I would have to build & shift 4 boats a year at 8k a pop before i earnt a penny in wages. Decision made Bye Bye!
