FINALLY progressing on the build of this, well, by that i mean the area is clear now. It`s not going to be the biggest of workshops, but probably enough for my needs at home anyway. Floor area will be 16x13, with a nice reinforced concrete base (looking forward to mixing that lot) Anyway, i`m after some advice. I`m not sure whether to go with a timber framework and ply cladding then snowsem`d, or a nice steel frame and corrugated steel cladding. Brick/block is out of the question. The last one was timber frame and corrugated bitumen, but it was rather thrown together and wouldnt mind something a little more solid this time. Any input guys?

The wood will be much warmer, but a bit of a fire risk. Using Snowcem may give some fire resistance, I'd do the inside & outside.

Have thought about blocks, probably wouldnt bother rendering, doesnt need to look pretty, just a coat of paint would do. Only problem is, building regs, not sure if i need to bother with planning for it, it`s way over 3m away from anything. Guess i should ask the neighbour really, he`s a builder after all.

I was told by the local planning dept. that I needed to keep my garage 5 metres from the house to avoid planning permission issues.

Irrespective of planning regs, you will still have to comply with building regs, ask the Town Hall to be absolutely certain.

What do you plan on doing in the workshop JayRS4?

Purpose will largely dictate materials and planning for you.

I've been thinking about my ideal over the last year, and quite fancy triple polycarbonate sheeting for the roof to let in lots of light. Plenty of different lighting configurations and types, a traversable beam winch across the roof space. Proper ventilation, electrics, airlines, dust extraction system, double glazing and central heating, broadband, double extra high doors. ...SIGH

Heard somewhere (?); that if after four years the structure hasn't been approved, or disapproved, that it will automatically get permission. (hearsay)

I wondered if it was possible to build a large wooden shell and then build a "proper job" inside without anyone really knowing about it (hypothetically speaking ...of course)

Knoba: Come on, admit it, you were watching one of those grand designs type programs with the bloke that built a castle inside bails of hay, thats where you saw the 4 year rule thing.

It`s purely a metalwork shed, possible spraying of single panels, and anything else that takes me, will definatly be ventilated though, and will have double doors.

I`m not sure whether to rush this along now, or find myself a bigger workspace on a farm or likewise. I need the space to get a car in now and work around it as a rather drastic project is about to start in light of the weekends events.

Yeah ...maybe. Grand designs outside can inspire grand designs inside though!

Just curious; If you fancied an integral oven set-up would solar heating panels be up to the job?

Don`t need an oven, spraying doesnt come into my work that often so not worthwhile, nice thought though.

You wern`t missing out, it`s the first i`ve mentioned to anyone apart from the original conversation that started it. Basically, my daily driver is getting a roof chop, but with a twist.

I've done me own CAD plans and applications for building work in the past. Up to 2 months ago you could just walk in and ask a planning officer if it's worth drawing up for proper permission - still worth asking though. They decided (The Council) to change their scaling for plans recently too, didn't tell anyone! just threw all the waiting applications out and everyone had to re-submit ...more waiting!

i paid £137 for planning ,drawings done by a friend,planning dept were very helpful in getting plans in a format to submit (was asked to go around new part of build with a red pen,,,they supplied pen and ruler).....my garage is dual purpose for car and metal work ,is approx 7mx4m,,,base and foundations £1000,bricks blocks sand £1500....tiles ebay £300...plus cement .....roof trusses less than £1000......looked at prefab,wood,clad steel,decided brick block would increase value of property,made the big mistake of specifying same bricks/tiles as house £0.40 a brick ,on ebay can buy pack (390-440bricks )for as little as £100.......all being self built (with builder mate).....i still think its the way to go as its attached to house and will add value(hopefully)

I just built a 5mx4m x 3m high workshop at the bottom of my garden. It's fully-insulated with a steel door and cost me just £150 for the concrete base and a few striplights. Currently has power, lights, heating, broadband internet and infra-red security cameras with motion-detection.

Nice one Pete !,wish my concrete was that cheap ,is it brick construction?as my base forms the foundation as well ,hence the expense also in that price was removing spoil (skips)and mini digger not just concrete,very pleased with result ,and more importantly so is SHE.....
