When I rented my mums house I left the washing machine in but excluded it from from the contract, it lasted through 2 tenants before failing for the 3rd, they contacted me about a replacement and I just pointed them to the contract, if they had been as good as the previous tenants I would have replaced it.
yep ,,, but tenants are demanding more and more these days ,,,You are very brave putting washing machines in rentals
I 100% agree with your thinking on that, it is totally tiresome - the government however will welcome your Capital Gains Tax contributions with open arms.
I dont disagree, with all the benefits of being a landlord eroded by successive chancellors, also increasing legislation adding in the fear of the “new sitting tennant” …….though you may pay CGT, the loss to the “system” will be greater due to the housing crisis growing, costing the country more money in the long run. Lower returns and high demand for housing open the doors to the greed of the new slum landlords, converting empty office blocks etc into not fit for purpose housing. Quite a sad situation really, adding into the argument for a big rapid social housing building campaign.
This is the gamble of how much you estimate the cost of parts will be. There are two options 1. call out charge and you pay for the parts or 2. parts included in call out charge. The difference is about £100 to include parts (this info is from 2 years ago). Not many parts are needed to break even. With regard to repair or replace, in the past they were all made in Germany, now the cheaper models are made in Poland and part of the drum assembly. Also some of the newer tumble driers don't have the drums mounted in a welded frame with outer panels screwed on, the outer panels are supporting the drum. My Miele washer and heat pump tumble drier are 10 years old and i have had one fault on the drier which was the drum sensor carbon brushes that the drum contacts as it rotates. £50 which i fitted myself.
Quiet means it is not shaking itself to bits. We have had money left in pockets which with the Miele it stays in the drum area, with a Hoover we had years ago it ripped off the plastic paddles. It was not cheap to fit a new drum because it was not covered in the warranty.
So you can ring your Mrs to tell her its full, and needs emptying!
I let my property at a low rate and I tell the tenant ( you will never find another property at this price so be sensible) and so far it's worked very well.
I find working that way seldom works well ,,, round here they just think your a soft touch who has no idea what the value of anything is , and they ask for more ,
So far I've been lucky.

The brushes need to go in a specific way due to being in on an angle. I'm hoping I got one in the wrong way and it'll grind itself down to shape and that's what the noise is. Failing that I might look at a second hand motor on ebay.
