Just a thought!
Bakery for washing down. Is the hot water supposed to be potable, certifiable against bacteria / legionella? Do any regulations cover it as it's in the food industry?

Not a scooby mate.

They like to do things on the cheap thinking they are saving money a nd it costs more in the long run.

Might see if i can find a good local plumber to have a look

Combiboiler Gravity system. Combiboiler downstairs pumping up to Tank directly above kitchen which has 100-150L sink for washing utensils/mixing bowls etc.

Water very slow to flow out but scalding hot, but no pressure. Using the mixer tap, the minute you switch on some cold you get no hot at all.


Any recommendations

Plumbing though just valves and pipes isnt your thing, please dont be offended, but get a heating engineery plumber type to re vamp the system, as its sounds like a lash up

We typed at the same time…..problem will be find a good plumber! In reality a combi should be able to run hot water constantly if its big enough to heat the inflow of cold

as long as you're over 60'C your pretty much fine


with long hardly used pipe runs you have to be careful of the stagnant water... but that's about it

Wouldn't worry about legionella if the waters that hot and its used regularly. Last bakery I was in there were at least 3 dead pigeons the cold water tank old galv tank with no lid. That was a bit more concerning. Bakers baking away blissfully unaware.
