The issue is, it won't work, beeps and does but heating won't come on so plan B is to replace it with one of these:

but none of the functions work. My question: is there a better solution? Is it just a simple matter of swapping them? She is going bonkers about it so in my best interest to sort it out. Soon.

Is this electric underfloor heating?

Have you confirmed the mat does actually work?
I would measure the voltage out of the relay before swapping the thermostat.

Yes, electric. Will check that this morning Matt, worked fine all last winter and this winter decided it wasn't playing ball.

Mate had electric under floor heating was down 10 years now blows the fuse if powered on

Had a sparky round confirmed it's faulty

Had a qoute to replace the actual replacment is not that bad but they have to change all the tiles in the down stairs costing a fortune so the now got a electric heater wall mounted where the power was for the underfloor heating

I just couldn't, it would mean lifting the living room floor which is sandstone flags, not a chance, I saved for quite a while before I could do it, I do remember the installers saying the actual wiring and heating element had a twenty year guarantee. Whether that covers the controller or not I don't know but if the fix is a replacement controller at £55 I am just going to crack on, going to do as Matt suggests first and see what the power is doing.

Elements are easy to check … pull the front off that and do a continuity test, no need for an insulation test unless it’s tripping

Next and most likely is the floor stat ( if fitted).. more difficult to test as some are high resistance some are low, but you should have the option to use air or floor temp in settings

Easiest to fit a direct replacement but I would want to be sure it offered air and floor temp options as ime it’s the floor sensor that fails first … if you had a good installer there might be one fitted and leads for a spare already in the back box

unless its either a wet system or an air system you wont get 20 years out of it whilst an air one you will get much longer than both electric and wet system

there is no guarantee with a product even if they say it has it only has a fixed term ad thats it after so many years that system is no longer guaranteed

Theres no reason electric shouldnt last 20 years if its not physically disturbed. Underfloor is not running at extreme temperatures or highly stressed like other heating would be.
Check resistance across the element first.
