Soil vent pipe question

Can I cut off my soil vent pipe and replace it with an air admittance valve a couple of feet above ground level? It’s plastic, goes straight down to a back inlet gulley. As far as I know there are no other vent pipes on the system, which connects us and our neighbours house to the main drainage system.

I believe the valve has to higher than any sink/bath/bog

Was told by the BCO some 16 years ago here in South Wales it cannot be within so many feet of an opening window , an external door or under the roof line incase explosive gases build up in the room or the roof void . Plus you don't want sewer smells in your house . I took a soil pipe out to the back yard and put in a 1 mtr post pipe with cap vent
Not sure if the admittance valve over comes that as it is two properties , I notice there is an air admittance valve in the toilet of our doctors surgery

It’s there because I put it there when I built the house! Fancy stuff like air admittance valves were a thing of great mystery to me in those days. I’d quite like it gone because I don’t think it adds anything to the looks of the house (well bungalow actually).
@DAPPH I’ll have a look at the regs relating to windows. It’s on an outside wall, which makes life a bit easier, but there Is a window in the vicinity. Sounds like it might be better left alone.

If there is no other vent then no you cant, every leg should have at least 1open vent

The reason it has cropped up as a possibility is that I’m re-roofing my place at the moment. Being up on the roof working fairly close the the top of it I get a definite whiff of sewer every now and then, so much so that I have resorted to putting a poly bag and elastic band over the wretched thing this morning. I half expected it to inflate like a hot air balloon, but nothing dramatic has happened to it all day. If there’s an unexpected massive explosion I‘ll post some photos of the resulting devastation.

Air admittance valves are a bodge, often fail and not suitable for outdoor use

Best option is to keep the vent, extend or move as necessary

Here is one I fitted a while ago, in stainless steel

i had 2 air admitance valves fitted to save going through the roof. we got a stink in the house so i exposed one and put a lead sleeve through the roof and extended the pipe /job done

ive seen a rat come up the drain and out of the bog went to see what and saw water on the floor then a rat jumped back in the bog and left good job i wasnt having a crap

As part of our loft conversion the pipe was routed into the cavity of the dormer and fitted with a valve.Twelve years in and no problems.
