Yup, our old railway gate keepers cottage with added extras & 2 acres of land with 3 agri buiildings on it .. "Grounds valuation experts " , north Cambridgeshire in 2000 ,
" Sorry Sir we just can't put a value on it they don't come up for sale very often .
Me, " Ok lets go for £250 k then , Him " Oh you won't get that round here Sir ".

IIRC..... We sold it for £190K by advertising in a North London agents small agency .

It is an expectation by many folk on the property ladder, that property prices will rise by around 11% annually. This has led to a situation where the property market has stagnated, to a large extent, because property selling prices have reached too high a level, especially for first time buyers, and the "moving up" differential has become too large for many people to afford.

Sold a rental propoerty recently, Really didn't want the hassle of having to show potential buyers round, politely refuse silly offers etc. We chose an agent via an online company www.getagent.co.uk that showed us a list of local agents, their fees, number of houses sold in that postcode, and more importantly the average length of time to complete a sale and whether the property made it's target price. Had three of the recommended agents come round to view the house, one was a total knxb, we're still waiting for another one of them to get back to us, and the agent we went with, who also happened to have the cheapest commission with no lengthy lock in. The house sold OK at the asking price, took a while. But that was probably because the property was less than pristine -previously we had had to get a possession order, then bailiffs etc. before we could sell it; and even after us clearing the place and having a cleaner in there for two days solid, the place really wasn't saying 'well loved home'
