My mate does student accom in Wolverhampton and he tends to rent the ones who have richer parents but he has had a few issues with damage from parties but it was sorted out by the parents, An 18 year old getting freedom all in one go can be quite a learning curve.Im going to sound mad but student renters can be a very good way to make income. They are garunteed almost to leave after a year so if you dont like them they are gone. Ok they might have a few wild parties but if there is more than one living in the house one will generally have a guilty concience or want thier deposit back so generally when you get it back it will be relatively tidy (ask for a large one). They will live fairly basically so charity shop furniture will do. The place dosent have to be decorated to a high standard. You can go through the college or university accomidation plans or websites which reduces your advertising costs as they do it for you. In general they dont have pets to worry about messing up the place. They usually have mummy and daddy to go back to so there is never the problem of if they are evicted they will be made homeless forcing you to keep them.
