Cut the tiles close up to the window and don't be tempted to "glue" the bottom tile with mastic as pics above...can hinder water getting down and out from secrete channels, this then promotes the breaching of the perpendicular side flashing.

The vertical tile cuts are spot on with the velux installation instructions, there is no mastic/glue on the bottom of the tiles just a years worth of grunge

In 1978/9 I forget which exactly I had to go to the Velux factory in Denmark on a course to be shown how to install Velux windows before the firm I was working at at the time could be "official" Velux installers. It was a bit of a jolly really as we had been installing them for a while. I remember taking loads of duty free with me because of the cost in Denmark. We were very popular with the guys there! We were also pretty wrecked for the three or four days we were there too, nothing like clambering up on a roof half cut I was very young and well on the way to insanity back then.

I've finished the joinery work, insulating, fitted the Velux and boarded it ready for the plasterer. It's turned out a reasonable size for a walk-in wardrobe really. Nice project to do and hopefully added a few quid onto the price of the house.

Need to sort the cupboards and stuff in the next few weeks, after I've done a few other pressing jobs i.e tile and decorate the room downstairs ahead of the self-imposed Christmas deadline.
