Planning permission

HI all ,
Am building a porch , it has ended up 4 metres square, outside measurements , what are the chances of planning requiring it to be removed it is on my ground more than 10 metres from the road and all boundaries, it is 10 ft tall , it meets permitted development requirements except the area , Cheers

4 metres square is a fair size front or rear ?

you class that as a porch try conservatory instead

If it's on the front of the house they get really interested. Out back you can build just about anything, but in front of the property......

And 4 metres square is nearly as big as my workshop.

Don't know how nasty planning is down there but up here they'd tell you to do a retrospective application first. Speak with a architect tech who specialises in planning if worried.

Whoops just re read my post , it's not 4 metres square , I meant 4 square metres , 2 metres x 2 metres , have found on line that it should have been no bigger than 3 square metres , ie 1.5 x 2 metres sorry chaps , so according to internet 25 % to big

My only concern would be when it comes to selling, anything not on the original drawings or updated drawings will flag up and could delay or complicate a sale. Planning laws were relaxed a few years ago so something like a porch should go through without issues.

Many local councils have a sort of planning portal with some sort of system to save them doing anything difficult let you 'calculate' if you need PP for a job. I used our local one when I built my workshop during the first summer of Covid.

Wait the required time & them slap a CLUD on it.
Certificate of Lawful Use & Development.

Keep docs to prove when you did it to support your CLUD application.

It's your neighbours you need to be more worried about in my experience.

"Look Ethel. His porch is bigger than ours". If it stands out, it will be seen and if it looks too big, someone is going to dob you in.

Overall it is 500 mm deeper than the regs allow , it is not really over looked by neighbours although that is a good point ,

When I built a 5x6 workshop at my last place I went to extra expense to put a nice tiled roof on it, so it wasn't a corrugated iron eyesore to my neighbours. That didn't stop one of them complaining to the council that I was running a hot rod building business in it.

Inspector came out, asked questions, nosed around, took measurements, and left. No problem.
