Thats why you do the pre app, get them to site to discuss and agree, what you can and cant do!same with our bungalow , planner said no, it went to local councillors meeting, planner argued with councillors , council commitee approved, planner said we needed to change parts , submitted 3 different designs ,kept throwing it back but wouldnt tell our agent what she actually wanted ,eventually it ran out of time and our councillor was going to go ballistic . planner eventually approved what was submitted 1st time after intiall commitee meeting, her words were we need somthing that matches the 3 neighbouring bungalows that were max 10 yr old but also looks like dads 100 yr old farm house.... we ended up with something that looks nothing like what we initially submitted ,with attic trusses and room for 3 bedrooms & a bathroom upstairs... only bungalow for miles around... lol.
