New garage roof options.

I've got a Compton prefab type garage 21' x 11' and it needs a apex new roof . The old concrete reinforced corrugated sheets are starting to crack along the ridges x 3 and up from the bottom edges, lots of those.
A new one of the same type is over £800 just for the sheets!
I'm not sure of the quality of these or how long they will last as there are certain small people with footballs around now that are in the garden........ Are there any other options that will be durable without any condensation problems?
The old one is 16 years old so it's not done badly but age, boys and lastly extreme heat have done for it very suddenly.

I'm planning on doing ours with board and felt, and then, if I find a load at some point, slate - but mainly just for cosmetics.

I would be looking at box profile sheets, the one's with the anti condensation coating on the inside surface.

Just on with mine at present. Fighting rain storms this week! Framed up with supporting u/ beams front and span and a load of 18mm WBP ply. Doing firestone EPDM membrane its better than torch on and actually my mate now buys it for the same or less than felt. Bout £700 inc vat for the membrane on mine 6.5 square approx. I will have the vat back and will need to pay him and his mate a day to apply it. Whichever way it aint cheap, was going to do steel but when you look at doing it right its not much different. I perhaps have £600 in the timber and steel and about 40 hours single handed

If you go for steel try and get some reclaimed it will be a lot cheaper then insulate it with something else and under board it will be the cheapest way

Main reason for choosing this was its fairly lightweight and flexible, so it seemed the best to repel errant footballs etc.
31/2 years so far and all good. I also used a black silicon sealer where the fixings go through.

I used Wickes version of the same and it's been on since 1998 with no problems

Also can be used over your original sheeting, that means that you do not have to go to the effort of removing your original roof,

Be careful with the old sheet it may be asbestos.

It's definitely not asbestos as I had the garage built 16 years ago.
I like the look of the Onduline sheet, it even states in Wickes description that it's Onduline.
I'm thinking about getting some thin kingspan to put under the sheeting for insulation, it will also reflect the light better, it ain't cheap though!

I did my kennel with onduline 10 years ago, it's still going strong. Needs plenty pearlings to stop it sagging. I live on top of a hill with no shelter from the wind and it has with stood the winter gales we get. Good stuff

Thanks for the tip on the pearlings my roof only has 6 metal supports across 21' so I think I'll need to sort that out.

Did my old one with ply and felt, ended up using a 2 layer felt system and its was brilliant

Me and a mate did it in a weekend, neither of us had done one before

Purlin I think you mean? Keep your eye on the usual places(ebay/gumtree etc), I got about 20 new Agri-steel box profile sheets with the dripstop lining(Steadmans) for about £15-£20 a sheet a few years ago. Think they're just over 4M long, cant remember tbh without measuring them again. Only problem was they were an orangey/terracotta type colour.

This was as a roof for a sectional garage as well. It was used in quite a long thin formation where I got it from. I made it shorter and wider so the steel apex joists were no good. A few joiner mates built a frame to sit on top of the panels to increase the roof height and I just made it a sloping roof, meaning I didn't have to buy ridge caps etc.

Just off memory my usual roofing contractor and at least two architects I have used previous??? Its the first time I will be using it personally but its also on the plans and building spec for a large extension I have yet to build that I don't even know if I will yet as it was about 5 yrs ago (luckily was part of a bigger thing so the PP etc remains)

You agree or disagree about it being better than torch on? The guy has done a few other roofs for me with torch on but now says the price has gone up past the point he can now buy the EPDM and has confidence in it after ten years of fitting it.

Putting it onto 18mm WBP ply supported by 8x3" graded treated frame supported by a substantial amount of steel so it will have a fair life I think.

I'm surprised the cement fibre roof lasted so short a time as 16years. You do get odd sheets/batches that crack/crumble but they should last double that time easily.

Price/quality wise, cement fibre again will not be a bad bet. Corrugated or box profile tin will be cheaper as you need a way lighter roof structure. But it's cold in winter/hot in summer and noisy in the rain. Plastic coated will last longer than painted.

Recently had an insulated, double thickness box profile garage roof done though and I'm well impressed with it - minimises all the negatives normally associated with a tin roof. V. Expensive though. If I can afford it, I'll be redoing my tin workshop roof with it. But if the roof was up to it I'd probably have to plump for cement fibre, just because it's pretty good value.

its like everthing in all walks of life..theres the likes and dislikes. I could try advise a lot of lads in here but no one listens as usually there minds are made up about there roofing expertise so i keep my gob shut...ile keep my 39 years experience laying flat roofs of all types to myself as its less complicated and i keep the status quo in here all sweet..goodluck

I see your point but what if we all did that? Hardly going to be of use as the resourse it is now ( can I weld my waggon chassis with my halfods mig? Why do I keep blowing holes in y cills with my buzz box etc) Now you see I have been around long enough to know that all stuff has issues and in the main its down to application (even with far more complex stuff than roofing). Spoke to a mate the other night who is on his second EPDM (the first guy tried to put it over bits of felt he couldn't quite get off!) tried suing him but he is like every so many so called roofers a "man of straw" without assets second guy then boards on top of old boards! Like I say its the first for me but have done many torch on roofs and GRP and lead in the past using contractors, one or two you have to watch like a hawk others you need to fire off sharpish and a few you can pass on their details with confidence.
