The guy who owns the land where Mrs Robo stables her horse wanted £10k per acre and it hasn't even got any trees on it!.

Is that because its a hell of a lot easier to get planning permission on land with no trees, rather than telling people you are going to cut down a few acres of woodland to make way for a new build estate?

10k per acre for pasture seems to be about the going rate to be fair, possibly more like 12k now, it's because all the horsey folk want there own bit of land and also to do with people building houses

ahh yeah the donkey folk will pay a few quid for some grass.

Don't think you can build on it, even the stables are built on box section frames/skids so they can be moved with a tractor.

Land prices also depend on access, road frontage and water. 10 to 12 grand an acre to store your donkey, but buy 50 acers prices comes down.

Quality of the ground also makes a big difference, its usually also cheaper to buy it with a house rather than on its own.

Rough grazing is 4 to 5 grand an acre round here

Quite often when you buy land, sometimes smallholdings there is claw back clauses for change of use planning etc.

If you buy enough ground youll often get planning for the farm or agricultural worker, often called an agricultural tie, in house adds. This means you have to live or work in farming and or forestry, hence how the guy in grand designs got permission

Heard recently about a bit of land, an acre or two I think it was that went for auction, estimated to make 10 to 15k, ended up going for something around 150k I believe, no planning permission or anything but right next to a village in Somerset if I remember correctly, either someone had some insider knowledge or there was some hopeful people there bidding!

Auction fever is an interesting thing to watch at any auction!

Always interesting at auction. Been to one auction where there was one lot for a building plot in a residential area that hadn't been filled in. Estimate of £75k went for £325k. Can't work out why as house in the area go for about £240k. If two people want something it goes to the deepest pocket. Then live with the consequences.

A neighbour of ours paid over the odds for a plot of land opposite his house to stop people building on it so it wouldn't spoil the view. No doubt before he moved he would get planning permission and then sell it.
