and maybe some gear / tools ruined due to the leaking roof, is it worth the risk ?
On a similar subject has anyone had a flat roof done with rubber instead of felt. I am fed up of replacing my ceilings as the leak only becomes apparent when its too late to repair just the felt.

I cant pitch it as its a dormer bungalow semi detached.Father-in-law is a retired builder and as far as he's concerned the only permanant solution to a flat roof is to replace it with a pitched one.
My brother's kitchen extension had a flat roof that leaked after 20+ years, it's now a pitched roof.
Our welsh holiday cottage roof is over 100 years old, it's got the date and builder/roofer's name and address scribed in the lime plaster on the underside of the slate tiles, so I know that hasn't been touched since then.
