Cheers Pete, it is starting to get to me now!Sorry to hear that Brian. My daughter just went through similar, aggro with buyers and sellers and lazy solicitors too, but not on your scale. Thankfully they managed to complete and move in on the same day but it was touch and go.
Thanks for those words, they have really helped. I am glad it turned out good in the end. I have spent a lot of time on the phone today. The seller has refused to do what his solicitor has asked which has put a spanner in the works somewhat.Very similar to the issues we had as mentioned earlier in the story. Solicitors just wouldn't communicate, etc etc - in the end it was the estate agent for the seller who actually told us we had exchanged. The stress is unreal when you have so many moving parts and so much on the line.

It didn't really help me much at the time but all I can say is once it has gone through it will be worth it - leave all the hassle behind and move on to something new and exciting. It will all happen just to the timing of a bunch of obstructive idiots (unless you happen to find one of the good'uns).

They will often take a copper bottomed approach to protect themselves rather than be pragmatic. Eg our solicitor insisted on electrical certs and gas safety certs from seller. Don't think the seller even knew what they were, when we found out this was holding things up FFS we said don't be daft, we'll get it checked out ourselves post purchase.
Basically you get to decide on risk with most things unless you have a mortgage involved.
Worth bearing in mind.
