I live in London...if theres no paperwork then you/he needs to assume its basically a bodge job.

London is the wild west when it comes to building work...my local council seems to turn a blind eye to most things.

Anyone is asking for grief letting a HMO. Sure you get more revenue but at the high risk of ending up with a severely trashed property, or worse, one that's burned out like happened to the one up the road.

In London you basically have to check everything for yourself....for example if a wall has been removed and theres no paperwork then I'd assume that they used a couple of floor joists instead of a steel until proved otherwise!

Fire regs usually only come in when you go to a 3rd floor … so a loft conversion on a bungalow probably wouldn’t.

But rented also has its own list of carp re alarms, certificates etc.

sorry to say welderpaul your info that your wanting cannot be given properly

your basic info has been provided unless you can give drawings or pics of the site not much more can be said

whilst the above is corect theres more involved with it when a staircase is being fitted

is the landing wide enough for a second flight of stairs to be fitted if not walls need to be moved a new staircase wall has to be built as well as fireprofed and also a firedoor fitted at the bottem of the stairs

this is normally done on the old type staircases and a door at the bottom of the staircase

a single rented dweling for a family is one set of regs whilst renting as flats is another set of regs from your info thats been said its for a single rented dweling and also comes with different fire regs as well where flats are involved its alot more involved with the fire regs

There's a pet Architect who will draw up the details and deal with the local authority for planning and BC.

just as a reference you can use curved steps to goto the next floor

and this will give you more head room even if they are following the rafters of the roof as well as give more floor space as well

my mate converted his his own attic to a room and building regs made him fit a fire door between the kitchen and the passage

Our loft conversion done ten years ago we needed fire doors fitted to bedrooms and lounge but not kitchen or bathroom.Self closers didn't need fitting.Doors to understairs cupboard needed fireproof backing.Interlinked smoke alarms on all floors.Stairs to loft are curved as picture above, only through 90 degrees though.
