Land boundary documents, where to find?

the second part to this is the rear there is a low wall at this point but the rear of the garden is a jointed wall as it was behind the greenhouse



i noticed this event one day the boundary is where the white drain pipe is as thats the original boundary wall we matched to it as we was sick of there weeds entering the property so built a low block wall one end of the garden

no consent was given for any work on the back fence we found the posts dug in when we noticed like i told my mum my brother does not own that wall as it was our own built within the boundary as the fence was the original boundary


damage was caused and you can see the corner joint the last pic was how it was left i found a bodge done by my own brother you can see the cement marks of the paving bricks bodge cement marks


the rear of the wall is now loose and has to be rebuilt i knew of it and was vary wary of it

this is shared ownership what the lower owners dont realise they cant have a high alarm box or ariel without the consent of the owners above

have i seen the new owners oh yeah i tried to be polight in explaining the details of the shared ownership all i got was whatever attitude my solicitor will sort it

im above im warning them its thin walls 1 brick thick you can hear everything he said he was quiet i said i was noisey and i got threatened for that one i never got to finish the rest of the comment

I was once told - if you you want a boundry dispute.

"just remove the physical boundry and then start the dispute".

The survey grade GPS stuff, which can be good to 1cm, is hugely expensive.

Used to be, not so much now. For less than £500 you can get 14mm accuracy.

My neighbour had a boundary dispute with the folk at the end of our drive. New owners put up a gate about 10 foot on our side. Its an old railway line, and that bit doesn't get used. He didn't want to spend money in legal, so tipped several buckets of Sh1t from the cattle shed very neatly between the gate and his boundary. New folk wanted it removed and went all legal. His response was its my land, they tried to prove otherwise and when the full survey was done at their expense he was right. The problem was caused as the sellers showed him what they thought was the boundary and he believed them without checking.

i can update this

since ive found enough evidence i can now prove a case against land registry who came out and ordered a straight line of the property boundary losing us the 10ft wide x 29" deep in doing so

i have enough evidence to prove that the land registry person had not done due deligence on checking via previous land registry documents and ordenance survey maps of the property in question

if they had done due deligence they would not have applied a straight line boundary rule onto the property as the maps quite clearly shows that land was there not only 30 years ago but 70 and also 100 years before therefore belonged to the property in question that also includes the front shed and quashes any comment of stealing land

I am in Northern Ireland.

May be different here but Land Registry do not draw the lines!

They are furnished with the appropriate form, legal documents and maps prepared by either a solicitor (bad idea!) Or Architect / mapper.

I suspect would be the same over there so it's likely a conveyancing solicitor who messed up the map. Should be a paper trail with land registry in any case.

As has been said you can get title docs from Land Registry and also for extra copies of the deeds used to register the title.

However I am now down over £40,000 due to an error made by land registry on the title deeds when an adjacent property was first registered in 1968. The title deeds are subject to a lot of inaccuracy and if you have an awkward neighbour you are stuffed.

Despite Land Registry correcting their various mistakes on their master map (Index map) they would not correct the title deeds as "they were within their tolerances" The purchaser decided 15 years after he had bought the land he would blackmail me to get more land by creating a boundary dispute based on the inaccurate title deeds. Eventually he took me to court and three solicitors and two barristers estimated I would have to spend at least another £140K if it got to court and even if I won, I had a very good case, I would not get all my costs back.

In the end I gave him most of what he wanted as i wanted to get on with my life.

I will be exceptionally careful now when I downsize and buy a new property and will probably get a GPS survey done.

A friend who sold their house years ago has now been told that an additional bit of land they thought they had sold with the house is still owned by them! The solicitors had not realised there was addition land in the sale.

from my experience with land registry they want disbanding as they are not fit for the cost that you pay to register the property with them

as you have found out they wont adjust there own maps to the correct registered part therefore causing more issues

it isnt as if they havent got there own maps or even an ordenience survey map they can easily check and adjust whats there to show the true boundary that people own

if they did there due diligence and also redid there own maps to show the boundarys they wouldnt be any boundary issues and owners wouldnt have to put up with land grabbers

to me the cost to actually register the property isnt worth the paper its written upon and makes me wonder what we are really paying them for

just so you know the gps survey done is the same as the normal way

check paperwork to make sure you own it whilst registering your land registry with them onto new maps with proper boundary measurements and drawings

they really arnt fit for purpose or what your paying for the service for
