Land boundary documents, where to find?

My works having a boundary dispute and needs boundary docs, no issues with paying but has no idea where/who to go to.
Been on land registry, and you can get who owns land/when last sold for how much etc, but cannot find any boundary info.
Any ideas appreciated.

this depends on when your place was built when it was sold and trying to find the original docs

anything to do with land and boundary disputes its expensive and theres only one winner

when first bought we had to have it measured we was advised to have it land registry measured we paid for it this was in 1980s

we also had neighbour trying land grab as well

we also lost land as well due to land registry and a straight line rule even though it was measured out the one thing we didnt lose was the shed and that was requested to be opened up and check for utilities within it

electric and water if not we would have lost that as well with the land registry straight line rule

the cost was 500.00 to have it land surveyed around that area it had to be done 6 months after moving into the property solicitor advised my parents of this

so we had it done so was kinda alot of money at the time

the piece of land that we lost is 3ft deep see second pic neighbours tried a rip out the black original stone upright flag right at the bottom right bottom of the pic is original
the drain is shared

we would have lost the shed at the bottom of the garden if we hadnt have had power in it and water the shed is 10ft wide by 11ft length

was it worth paying for yes and no

Contact with HM Land Registry should enable production of a "title plan" for area of concern.

The accuracy on land registry is largely non existent and the old docs were often more accurate.

It's a crime that the deeds are often destroyed when the information is "moved" to land registry.


My old man was a buildings surveyor and made good money as an expert witness in boundary disputes...


But, in answer to the OPs question -

You go on land registry, find the plot number, and pay the (last time I looked) £3 for the plan and an additional £3 for the document about the rights of way etc.etc.


Don't loose the PDF, as that's what you paid the £3 for. Not to be able to access it in the future on the land reg site. Your copy is all you have, not continued access.

That's correct. You can do it all online. I downloaded title plans for mine and the neighbouring properties. Wasn't expensive, maybe £7 per plan?

no arguments on my property. i sold a big patch off and had a surveyor friend measure and draw up the boundary line down the middle the railway is one side and school playing field down the other and highway boundary at the front its well sorted so no arguments

Having been through 3 conveyancings recently we were warned that the title plan is only indicative and we have had to confirm that the outline shown on the plan is what we were expecting to be buying/selling and no other plot of land is included.

Best thing they can do IMO is each person get their title plan and sit down to try to sort it out amicably. Otherwise the only winner is the solicitor. If they have no title plan then still sitting and discussing reasonably is the best approach, and each be ready to compromise on their initial assertion.

Also worth remembering that the thickness of the line on old OS drawings can represent a meter in width, in some cases unless the squabble is over larger chunks of land you are better off referencing historical pointers like old fence lines,ditches and tree lines. My brothers boundary dispute has now cost him the wrong side of 750k and still rising.

what i found out early on in age with the uk ( not scotland or wales ) if you have money you will win with a land grab as it costs too much

and its geared that way it would be far easier to take the easier route to finish it

as goes for land registry and registering the details there at fault many a time as they dont look at previous maps or take into account why it happened

ours was a land swap they was given the back garden for the front shed so in practice we actually own the back garden if we loose the front shed

with the land registry its a no and the owners wont like to loose the back garden as they bought it that way

im lucky enough in this area to have found all the old maps of the area so i have managed to trace well enough the built buildings over the years there plots are there even the splitting up of the land into houses for family

ours is the oldest on the plot

yet the same argument still exists and yet the solution is easy and can be alot cheaper than thousands lost due to land grabbers the tech is there and many propertys can be digitally land registered and drawn out even when the new owners buy the property

but for some reason they dont want to use the software ( satnav/ corordinates ... )

for what you pay to land register your property properly it makes mockery of the system itself when a land grabber pinches the land and your left with thousands of pounds bill to sort the issue yet it can be done easily enough within a small court room sort of like small claims court where it can be easily sorted and much better for those that cant afford it

The land rules in the UK seem to encourage chancers...land grabbing and access claims are quite common in London!

Ordinary satnavs are only good for 2 to 3 metre level accuracy, and then only if there's a good sky view and no interference to the GPS signals. The survey grade GPS stuff, which can be good to 1cm, is hugely expensive.

In France, a lot of properties have their boundaries marked out with accurately surveyed markers which are illegal to tamper with, and landowners are obliged to install fences clear of the boundary line.

When I had an issue I got a land specialist solicitor straight away...cost a couple grand but it headed off the problem as the other party realised I knew exactly what I was doing!

With land disputes it's best not to wait as the other party can just play the game of running the clock down.

This link of any use, although i suppose it would always be quetionable ? My mate had similar dispute with a neighbour who was a judge, it cost him 17k in the end, and he moved away not long after. Th anonymous offer of 5K to sort him out seemed quite generous

i have a recent boundary issue literally caused by my own brother

unfinished boundary projects that was consented to be done to bring the lines of the property back into line again

hes sold the property without finishing them off there is one other but that was an agreed access for brother and mother

finish the stone rebuilding on this


the pic above was 4-5" over the boundary as the stone wall is our side of the boundary a shared boundary where both of you cant really drill into as you can cause damage to it

i riped it off as nice as possible a thin bent piece of metal corner edging is fine for the rear whilst the side can be done the same way but lazyness stepped into it so its actually over the boundary
