house rendering - realistic cost

Not welding, but as there's a lot of level headed people here, someone might know

Whats a realistic cost to render a "2 up, 2 down" semi, including scaffolding etc?

After the winters downpours, I have water damage on the whole front of the house, and looking at the render I can see why - it's cracked in numerous locations.

Based in north west kent, if that makes much difference.

I would guess up here it would cost around £4k if gable end included, sometimes see prices are a lot higher down south though, will also depend how much winter damage work they have... prices could be inflated if they are snowed under with repair work

Can't you repair the cracks and paint it with Sandtex or similar? I used Sandtex on my workshop and the water just runs off it.

depends on the area but front only I would guess at 3-3500 darn sarf

And make sure you see some of their work, at least 3-4yrs old. To make sure it's still on the wall

also idealy have a look at it when the sun/ light is shineing across it and not to bright then you can see how flat they get it.

some guys are cheap and fast but you see nothing but bumps when the light shines across it. when i was doing plastering i rerenderd a house with a mate, the neighbor asked us for a price but we didn't get the job as he got a price £7-800 cheeper ( this ****** our customer off a bit ) well untill he saw his heighbors house after it was painted one morning with the sun shineing across the wall. was actualy comical looking at the two side by side ended up redoing the other house the follwing year

if your current rendering is still soundly attached to the brickwork, you could get some of the rubberised masonry paint to protect against the weather

It's blown in the corners (well, sounds hollow when tapped), unfortunately

Yeah if it's that bad you could be patching forever and never really win, best to bite the bullet and do the full job.

If you don't know a good firm it's worth having a walk around and seeing recently done properties, it soon identifies the good from the bad, then a simple knock on a door and ask who did it, most people are happy to provide the details and also very happy to let you know if they were not happy about something.
