Most important one is because what's meant to become my homeshop is upstairs (1st floor) and It's very difficult to bring something big and heavy like a lathe there.
That is the most important one. If you are serious about creating a workshop, the best plan is to move to a ground floor.
You have already said you have friends with heavy equipment you could get cheap/free. Lightweight or portable equipment will always be more expensive and when it comes to lathes/milling machines, a LOT more expensive.
