Years ago, our office in North Sumatra was running out of power, so we fitted a 16hp yanmar diesel gunny in a small spare room. Our German boss thought we were mad, and told us so while visiting. Except he hadn't realised that it was running, and he hadn't noticed, so we were very smug.
We had the room thoroughly foam insulated, and a big exhaust, wrapped in ceramic rope to keep the heat in, going out of the window. Air from the radiator was likewise ducted outside to prevent heat build up up and we put a baffled vent in the door to let air in.
If you get a gunny, look for a "hospital silencer". It's what a lot of canal boats use. They are virtually silent.
