Anyone got experience of these? I want to rent out a bungalow and apparently I need a epc certificate. It needs to meet E rating. Its got cavity wall insulation loft insulation 200mm fully double glazed but it's got an old but very reliable oil boiler. Do you think it will meet E rating.

I rang a couple and it was a £70 assessment fee no advice.

It will psis it no worries, ring up book them and let them get on with it.
Just had epc done on our rental, all normal filament light bulbs, old saggy wall insulation, 3 inches of loft insulation, 40 yr old boiler, and half upvc windows with the other half being wooden upvc with 10mm gapped panes, it got a D.
New upvc windows being fitted next week, new carpets just done, new shower/sink half way there, and new kitchen on its way, before you think I am a bad landlord!
Might do loft insulation if I get the time.
Do not forget you also need an EICR test.

Net zero for old uk housing … what wet fart thought that up ? Clearly has a net zero understanding of construction, energy management , insulation and energy use … only way a Victorian house will ever be net zero is when it’s derelict or you can’t open the doors and windows for the 500mm kingspan insulation

yes it will meet E for sure, I am helping my mate get his all up to C ratting now! as for rentals in 2 years that will be the min.

But they won't fail, there will just be the EPC equivalent of the "drive by" EICR and they will all get pass ratings

My Eirc bloke failed me as bathroom light not splash proof, to be fair he did say change it and message me a pic and I will send you the cert.But they won't fail, there will just be the EPC equivalent of the "drive by" EICR and they will all get pass ratings
