The place we bought last October has a few cottages attached to it. They were converted in the early 2000s from old farm barns. They're generally well done but a bit dated now.
One of the downstairs rooms has an issue with the plaster work. It is an outside wall and I am struggling to figure out what is causing it.
There look to be damp stains - it doesnt 'feel' damp. The paint is peeling off in large sheets - what you can see in the photos below is what we have simply peeled off with fingers. The plaster underneath looks dry. One large slab of plaster (centrally in the wall under the semi circular crack in the first pic down to the floor) has gone live - so that, at least, will need chipping out and re-plastering. We were told the wall had been tanked to about half its height (I guess this is because its an old barn with 12" thick stone walls and no damp proofing. The outside wall will get the weather from the south west (we're in Cornwall).
I'm a bit stumped as to the cause. The pointing looks good outside. There is no movement apparent in the wall. The waste pipe is a bit of a bodge from the old owners, but i can fix that.
I will let the pictures tell you the rest of the story but thoughts are welcome as to the cause and solution! If you think other pics may be handy, let me know and I will post them up.
