You need to build bridges rather than alienate him. Find something he needs cleaning up and blast it clean - make yourself a useful neighbour rather than a nuisance

Joking aside then a lot of "grumpy" elderly folk do tend to become shall we say fixated on things and tenacious as they get older. He might be lonely and have nothing to do but moan as a hobby.
