I have a decent size (apart from head room!) concrete garage, I would like a small office/ clean room in one of the corners, the actual construction of the room I'm fine with, but I have concerns over building the room walls directly next to the concrete panels of the garage, the concrete panels are recessed. Sometimes the concrete panels show a darker colour, this I believe is condensation, would I be better off...
A) Build the room with a cavity between room and garage panel to allow free air movement.
B) Use a roofing membrane next to the concrete, fill recess of concrete garage panel with insulation, insulated stud walls, vapor barrier, wall covering.
C) something else
(Building a brick garage is something I have the skills to do but not an option at the moment).
