ok sooo I'm currently buying a house which has been fully renovated ...... it's had stuff such as new concrete floor with insulation , new roof , upstairs ceiling raised , new windows ,new electrics blah blah
But on the property information form from the solicitor the seller has stated re the windows ......
"Shropshire council didn't require building regulations as new bespoke timber framed double glazed windows were fitted like for like when old windows were removed "
Now that's a bit odd because the new windows are upvc
Allso there's no mention of building regs for the stuff like new floor etc which surely you would need ???
The work they have done all looks top notch and I'm not about to get a survey done as I don't see the point of paying someone to look round ,it's not as if there gonna dig the floor up too see if it's actually insulated
The sellers original intention was to live in it himself but changed his mind ..... maybe that's why they didn't bother with building regs ?
Anyway I believe you can buy an indemnity insurance so there no come back from the council because it hasn't building regs or fendsa cirtificate for the windows .....
Has anyone gone down this route ??? I'd expect the selller to pay of cource
I realise this isn't a legal forum but you never fail to get good advice on here and will ask my solicitor of cource ......
