Approx garage build costs?

Chaps,

I'm after a bit of the collective knowledge. We're about to move house and one of the possible new abodes has no garage, but plenty of space to build.

What are the rough costs of putting up a common or garden double garage? Nothing flash, sectional concrete with up and over doors and a slightly pitched roof would do me fine. In an ideal world I'd have height for a ramp but I must be realistic.

Site is level and not in a conservation area or anything like that. I'd do electrics myself.

I've seen some wildly differing ideas online, I haven't a clue as the garage here has been up since the 1950s.

I built my garage 5 years ago. It is 40 sqM and cost 9k in matrials. But it is brick built to a higher specification than the house it is attached to and I also have a lift in it. If you can brick lay then don't bother with sectional garages they are over priced for what they are IMO.

Sectional garages are sometimes advertised as free to collector / dismantler.

I've got a concrete sectional garage at the moment and it's pretty dire as you can't screw anything to the walls. Sooner it's gone the better, when (hopefully soon if my architect gets his finger out) our extension goes ahead it'll be going and free to whoever can collect.

I know steel building have their problems, but if you want a cost effective building, lay a base and order something like this...

Nah you get a small builder with a good rep who isn't VAT registered.

Personally I would say forget about concrete panels and instead block and render with a tiled roof. Least it will give you back the value of building it then.

I'm wondering -

The last 1mm or so of the outer face seems to (possibly - hard to tell) be a different material from the rest of the blocks. It is very hard to tell, and I may just be seeing things. All concrete coloured.

Is this something different? Someone once said asbestos, but I find that hard to believe. Its as if its there to add a slightly smoother texture to the outer face.

So that's one question (relevant to the op as well, I might add, if they consider used... )

And...

Is it possible to render these things? Would I need to attatch a load of stainless mesh?

Planning and building regs would add a lot to the cost of a garage. Both can be avoided if the garage is under 30m2. Needs to be a distance from the boundary and house and behind the front of the house too.

It's all stuff that can be done DIY and materials aren't expensive. Worth pricing up the materials.

I have a pebbledashed sectional concrete garage I bought new in 1988. The actual panels (full height) are still like new but to be fair I bought a decent make that was quite a bit dearer than others I looked at as there were some poorer quality items about.
On reflection though I wished I'd built it out of concrete blocks and then had outside rendered. The roof is flat but again I'd change that to a high apex with hindsight to allow roof loft storage space for lightweight items.
Hate the up and over door - going to make a tri-fold but another "roundtuit". Side door useful but could do without the window as still need lights on to work inside unless up and over door open.

I've got storage space up there and it's very useful but make sure things are secure, I climbed* up there to get something down and in doing so, I dislodged a box of a million LEDs, capacitors and related crap for it to shower down all over my floor and lathe.

*The rafters are about 9' high and the ladder I've got out there is about 5' tall so it's quite a precarious climb. I'd recommend boarding up there so things can't fall and also a proper ladder.

After lots of complaints from SWMBO I shiplap clad the side and back of my workshop.

That sounds about right. I just put a new roof on mine of similar size recon I am into 1500 ish with onlt 220 in bought in labour, that's 18mm ply 8x3 c23 timbers two u beams etc

In 1999 I built a single block garage on the back garden. I mixed all the floor and footings in situ and built it from concrete blocks and recycled bricks with plywood double doors and a pent roof. It took me about 3 months and cost about £800 in materials. Size is 24'x12' external.
