Just getting into my projects and enjoying things for a change we find what was causing the flexification ( a new bloody word i found ) under the the stairs room and bouncy in the front room. ,under the stairs used to be a loo years back in these houses before we bought the house. some still are

Its a wee bit rotten lol, and the front room is no much better.

The joist running the width of the house are rotten at the under stairs end. the timber girder is rotting front house end, atleast the concrete suspended floor for beam for the kitchen is steel and solid....i hope lol.

I am thinking on just back filling and concreting the whole lot, dam big jib but less damp and solid when done. Or just to scarf in new timbers. theres around a 4 foot height under the floor.


this is under the stairs, these are parallel with front of the house and supported with stair non suporoting wall.

and under hallway

main timber beam under the front room front to back , through to under the kitchen, sat on the load bearing wall.

How bad would you say that is. mainly the front roon timber beam end ,

i dont want to bodge it but scarfing in new maybe ?

And i cant find a builder to come out either.

the passage id concrete . the sitting room bolt a new piece along side the old about 6 foot long and in to the wall as long as the rests ok

How much underfloor venting do you have? Floor joist should not rot if you have ample airflow. Are the air bricks blocked up perhaps?

thinking its easiest way to go, using scarf joint plate etc

i havnt a clue overall, but there are air bricks, two i seem to remember seeing. .

its had that fluffy crap cavity insulation fitted, can see it falling out were the air bricks are.

Probably that's your issue. Cavity wall insulation has blocked the air bricks removing the under floor ventilation. No ventilation = rotted joists.

the biggest problem there is the rubble floor . it will never dry out even with ventilation.had to dig mine up and relay with concrete even though the cavity was clear dampproof injected and air bricks added

[ considered to remove enough to get head room and use it. cant be bothered , mates house is same over the road but a eight to ten foot head room. footings go to Australia i reckon haha

it would unless you fill it well up with free rubble a bit of dolly on top blinded with sand lay visqueen down 6 inch of polystyrene and top it off with 4 inch of concrete big ££££though

Only 2 options really... concrete or replace in timber... I wouldn't bother trying to repair ...

what i was thinking a DIY job. can get free rubble so biggest cost concrete, and moving a couple of cables and i think radiator pipe work.

ah ,, well no room to whinge now ,,, if you sort it and get another sixty years or more your laughing ,, a lot of older houses dont do well with added insulation , its the root of many evils .

first pic easy enough to replace the beams id advise taking a brick out above for easier access to slotting in the new beams at side of them it will be fine


id advise building a wall tower it will support the beam and also when your fitting in your new beam at side of it on the wall will also support it as well

easiest way to do it and you will have to jack up the floor and beam and support them while stuff sets

My mate bought a house with a bit of wood nailed to the skirting...as he pulled the wood off the skirting with a bar the floor sank with him on it...was quite funny at the time .

I'm not a big fan of cement floors...if they go wrong (ie damp issues) I can see them being hassle to put right. Timber is easy to work with and fix.

Last week I spent 2 days digging out the infill for a cement floor (bout 4 yards came out)...I'm a little biased on the subject!
