Just getting into my projects and enjoying things for a change we find what was causing the flexification ( a new bloody word i found ) under the the stairs room and bouncy in the front room. ,under the stairs used to be a loo years back in these houses before we bought the house. some still are
Its a wee bit rotten lol, and the front room is no much better.
The joist running the width of the house are rotten at the under stairs end. the timber girder is rotting front house end, atleast the concrete suspended floor for beam for the kitchen is steel and solid....i hope lol.
I am thinking on just back filling and concreting the whole lot, dam big jib but less damp and solid when done. Or just to scarf in new timbers. theres around a 4 foot height under the floor.
this is under the stairs, these are parallel with front of the house and supported with stair non suporoting wall.
and under hallway
main timber beam under the front room front to back , through to under the kitchen, sat on the load bearing wall.

How bad would you say that is. mainly the front roon timber beam end ,
i dont want to bodge it but scarfing in new maybe ?
And i cant find a builder to come out either.
