Am also looking to move in the new year....I would not buy a thatched cottage unless its in the middle of nowhere!
Just imagine every new years eve and every bonfire night stressing about rogue fireworks or those candle lanterns that have become so popular!
And stressing about how fire tight the chimney is every time you light a fire....nop I'll stick to clay roofs I think (avoid concrete too!)

Prices around here (last time I checked they seemed to be on a par with worzel areas of the UK) are in the region of €15K for a cheap job with cheap reeds that will last a decade (longer with attention, but eventually needs pulling off), €30K with better reeds that will last 20 years, etc, and €45 -50K for a lifetime job. So, it was fairly linear, up to a point.
The days of thatching being a cheap roof are long gone, and the few remaining thatchers are doing well, I think.
Only problem is, the supply of cheap reeds is iffy, last I heard, because of weather conditions and perhaps it was a change in farming practices made it hard to get, and the really good stuff became unobtainable because of .... something. Not sure what, but import restrictions I think - perhaps the reeds came from an environmentally sensitive area and got restricted. So, that only left the €30K job.
The labour is pretty much the same cost in all of them, as far as I could make out.

My mate has recently got some artificial thatch and to be honest you can hardly see the join but i do keep mentioning it and in this windy weather it is hard work, but i think me giving a saucer of milk has started to get to him.

This is the result of someone buying a thatched property near me without considering the maintenance costs.
It was a stunning house when they bought it, now it looks derelict.
They’ve even had sheep in the garden to keep it down as they don’t tend it and it gets very overgrown.

Yes!You mean, they're actually living in there now?
No animals at the moment but as said, they’ve kept sheep in the garden and have also had miniature ponies in there too.
