Advice on Mezzanine floor.

Evening Gents. Im starting to run out of room in my workshop and im looking to go UP.

Here are some pictures of our reception area.

The wall was erected before we moved in. Its made from 6x1 timber.
I want to build a mezz floor above the reception/ Showroom for 2 reasons. To enclose the reception/ showroom so i dont have to clean it every other day from dust from the workshop, and for increased space above the showroom.

We wont be putting any silly weight up there. Will mainly be used to store bumpers, seats, interior trims etc from builds we have in. We wont be putting engines/ gears boxes or anything up there.

Now, Funds are low. What are peoples recommendations on building materials for the floor? i was thinking of using 6x1 timber, same as the wall, to build the floor and overall structure.

I was thinking of building the floor from 6x1 timber, every 16" with noggins 16" apart, Then 12mm QSB as the flooring. Then 6mm ply underside for the roofing of the showroom

Remember that small rate relief is going up from £6k to £12k in April so if you are in a small place then adding a mezz is probably not going to make any real difference.
If your current ratable value is £11k then it will but from April onwards you're in for a big saving anyway.

If you build an office above, it has to built to fire regs, steel joists with fire protective material underneath, steel staircase etc

Yes, its purely for storage of Bumpers, Seats, Interior plastics etc. There will be no Engines, Gearboxes etc stored up there. We have already planned to store the heaver stuff around the perimeter, and the bumpers etc in the center of the floor.

I know i need 3.6m. 3.6 Will give it about 6" lying on the brickwork and 6" lying on the timber framework.

6x1 wont be up to much really. As a rule of thumb in 2" thick timber allow half an inch depth per foot of span, plus 2" so for a 12' span its (12x1/2")+2" = 8" deep joists. Typically done at 16" centres. The joist depth has more to do with deflection or bending under load than max load it can take I think.

I did a (sort of!) mezzanine in pallet racking in my container, worked a treat. Relatively cheap, no worries about overloading as they tell you what load each beam will carry and when I'm done I can flog it on and get my money back!
