advice on business addresses

Does the new landlord know you're a sparky?, you may be able to get regular work from him on his other properties and he may relent the business address then.

I can see that leading to problems. Sounds like the sort of guy who might not like paying bills, that could lead to a "shut up or I'll evict you" situation.

told him i was a tradesman. didn't say what trade but his reply was 'i don't care what you do or how you do it. i don't want the business registered at one of my properties.'

i will look into the fact that i am only doing book keeping here though. i never have customers come here, never do any work here as all my work is done in customer houses. any work i do to this house is cleared with landlord first and money knocked off rent with old guy.

apart from the van parked outside there is no hint that i am running a business here.

i will look through my new tenancy agreement in the morning and see exactly what is says. might even run it past one of my solicitor friends from school and see what they say.

I seem to remember from when I managed my own lets, the standard 'boiler plate' lease I used excluded tenants from running businesses from the flats. I think the reason was that individuals and companies come under different legislation when it comes to evictions. As you are a 'sole trader' I don't think it makes a jot of difference, but if you had a limited company, then he would have to treat the company as a separate legal entity.

well, my tenancy agreement states that I may not use the address to run a business where the address may be used for advertisement, customer relations or any work that may affect the landlords insurance.

It mentions nothing about using the address for tax purposes and book keeping, or parking my sign written van outside.

I am going to run it by a mate that is a solicitor and see what he says and if he says he cant see anything wrong with it then I will contact my landlord and inform him that he cannot stop me using the address.

he phoned me earlier to see if I had found anywhere else to use yet and when I told him I was taking a deeper look into the tenancy agreement he didn't sound happy but he never sounds happy so I don't really care.

no he has told me I am still going to be safe here for the next 2 years at least. he dosent want to evict as it gives him an empty period with no cash coming in.

Had a landlord like that took over the stables where Mrs Robo rents, he wanted the rent in cash and wouldn't give a receipt, he was getting £1200 cash per month with no records, I thought about contacting Inland Revenue?

I would, I doubt he is declaring all of it, if any if he wont give receipts.

just goes to show there are some real tw*ts in this world that are just out to try and screw hardworking people over for no reason
