A question for gas boiler installers

Hello, I'm selling one of my buy-to-let houses. I fitted a new gas boiler in 2008. I have all the annual gas safety certificates and service history.
The buyer's solicitor has asked for a copy of the installation completion certificate that should have, apparently, been lodged with the council building control department.
I've never heard of such a thing. Did they exist in 2008? Do they exist now?

Personally I would just tell them you've never had one. I would say it's unlikely a buyer would pull out because of that especially as you have proof that it working and safe given you've been renting it out.

It's probably just a "We'll need a discount" trick or a solicitor just dragging it out.

Some buyers are a total nightmare, nit picking stuff they would have known even before viewing. Our last house was rural but had the M4 at the bottom of the garden. We actually had viewings from people who were surprised it was there.

just use the service history document as it was installed before the upgraded docs came into effect

all those docs to council means interference from the council when its not needed just a money making scam for council department

they should get there own house in order before comenting on others

Since 2005 it has been mandatory, done through Gas Safe

Original installer can get a copy for free, if they actually registered it.

Can be registered at any point, by the installer, costs £2.50 through the Gas Safe website

if they had there own way its to make you use there approved installers on there payed list of approved installers.

Our next door neighbors moved out 5 weeks ago and were complaining that the buyers solicitor was asking the inside leg measurements of a gnat. Drove them mad . New folk moved in on the worst storm situation for years , LPG ran out the next day followed 3 days later with a boiler failure requiring £ 3000.00 of repairs and replacement . Just to make their move completely enjoyable I had to tell them 2 days later in the middle of an excessive dump of rain that we were in a possible flooding situation. Luckily it stopped raining with app. 2" of " freeboard ". All despite solicitors in depth investigations.

I think we are all over thinking it, if the solicitor as being difficult all you got to say is "No problem I have another buyer lined up". I guarantee when the solicitor goes back to the buyer and says the seller is pulling out because of the boiler query that the issue will go away.

just tell em u havent got one for it .same as the electrics and its been serviced and the electrics have just got a current periodic test done ifi was buying a house and that happened to me id say stuff that il loose the house if it dont go through and they dont bother

Hello, thanks for the replies. I think I am going for a combination of @armalites and @colnerov with back-up from @gaz1

When I sold my first BTL, which I had previously lived in from 4 to 18, they wanted to know if we had permission to build the garden shed. We did, it was built in 1962 when I was 7. They still persisted.

Fitting a boiler is building control notifiable. It should be registered with building control like it or not. To do that for a gas boiler the installation has to be signed off by a registered gas installer and it can be notified to building control through gas safe. For oil boilers you can get a building inspector or oftec engineer to have a look and sign it off.
It’s to stop people who don’t know what they’re doing from installing boilers which is a good idea.
Not having it signed off can probably be covered by one of those cheap insurance policies. We had to pay out £70 for having a window fitted by a non Fensa registered installer when we sold our last place.
