I know that living right next door to work would put you on 24 hr call out, but at those prices I'd be looking for a house with suitable land where you could get permission to run a business as well.
35 grand a year mortgage should buy a small holding...somewhere near possibly???.
If your going from 1 to 5 trailers at a time your also going to have to start employing staff especially if your going 24 hrs. I build wagons and my boss doubled the size of the workshop last year, were stacked out with work from a lot of different customers but I know the rent on the building is a big worry. Can you sublet part of this customer's place if it's so big? That might give you a less scary half-way step between the options you've already got.I can currently fit one 40ft trailer in the unit I am in now but one of my customers (who I used to work for) has asked if I can find a bigger place then he would like to start using me as his main repairer, he now buys and sells 40ft trailers hence the needed space. The customer who I mentioned in my first post also does work for my former manager and currently has a big shop which is open 24hrs. That is a big positive factor for me to look at as he has only been going 18months longer than I have!
I would love to buy my own place and have looked about but with the costs of building on land or getting somewhere ready along with time would put me back on my other work so letting a place already set up is a better option at the moment
