Hi all,
I am on the look out for a bigger workshop as my business has grown. Iam a bit green when it comes to letting firms as I have only been going for just over two years and started in my dads back garden, then moved to a place which was free as I did work for the land lord. I am currently in a 1300sqft place where the rent is cash every Friday, no vat, no rates, no nothing...... Just rent. This place is perfect in everyway apart from size.
Anyway, I have had a look at a 5000sqft workshop with a huge yard which would be ideal for what I need yet the letting agent got back to me with the rent price today.
£25,000 year 1!
£30,000 year 2!
£35,000 year 3!
I also need to show them my accounts to prove I am worth my salt which I wouldn't have a problem with. My problem is the 5 grand rise each year. With rates I would be working for peanuts and feel that they are trying their luck to see if I will bite, or is this correct practice when dealing with the big boys?
I do know a customer of mine has a shop of around 15000 soft with a big yard and he is only paying £32,000 rent for that!
