I’ve just built my garage and had this same thought process. I ended up going for a coloured and polished finish after talking to a couple of different concrete floor guys.
As well as the polish, they apply a gardener and seal the surface so any spills shouldn’t stain.
I say should’ve because...
I've been looking on and off for a 'new' workhorse/toy for a while with a similar budget to you. I was looking at L200s, Rangers and Hlux's but not so sure about a pick up now.
My step dad has a 95 (I think) 2.4ltr Surf and it's great. I've done most of the work on it since he's has it which...
Well the consultation period for the application has ended.
One final objection from the parish council, although that just says that the council should be mindful of the other objections. So I'm not really sure that constitutes a reason for the parish council to ojbject.
The only clue that...
It's only a fence along the boundary at the minute. The neighbour did suggest that if we were taking the fence down then replacing it with a wall would be his preference. At least that was the conversation we had, now he's put in writing that he never agreed to the fence being taken down in the...
Yup, this really is what it boils down to.
I think I've pretty much covered as much as I can in terms of objections where I can dispel them by offering factual cases. The remainder is missguided oppinion which there isn't much I can do about.
Just got to talk to the planning people once they've...
Certainly food for thought. Will see what the planning officer has to say before I offer any sugestions for alterations.
I believe that with a fence, you can but with a boundary wall, you have to write to them under the party wall act (at least that is my undersanding, I await any corrections)...
Oh don't worry, I won't be deviating from what get's approved! I'm going to speak with the planning officer once he's reviewed it all and then think about submitting a revision with a larger gap.
Indeed. there will be no more conversations, that's for sure. He got the benefit of the doubt...
True, but it might make my life easier when it comes to digging footings etc with a little extra space and prevent any further arguemnts if I can keep well clear
Thanks, I'll go and do some more research. But like I said, the BCO has inspected it and has come back saying he's happy that it's...
No the roof isn't ICF so the 4 hour rating is only for the walls. but as the objection only raised the "combustible lego brick walls" that was all I was concerned with.
Due to the size it will have to comply with building regs so insulation of all the parts will have to be up to sratch
Its a...
It's the back garden. The original plan was 350mm from the boundary which is where the existing garage (to be demolished) is built. that might change to 600mm now as a show of good faith and allowing me to work without diturbing their fence.
Concrete form is planned to be Nudura from here. Re...
The irony about the comment about noise is that the ICF product I'm planning to use for the walls has one of the lowest noise transmission levels of any construction product for a similar thickness and it will be a lot quicker to complete the garage so another reduction in noise!
He'll be getting a polite "hello" at most, certainly no good will that's for sure!
He's also harping on about an oil tank that the previous owners moved and installed "illegally". he's had building control out to inspect it and the BCO has confirmed (in writing) that it is fine where it is and...
Well that all sounds positive experiences (out of a less positive topic) which is helping ease my mind.
I hadn't thought about the legal side of objections. Although I think I had inadvertnently been focussing on that side of it.
I know a lot of applcations that get accepted despite recieving...
I finally got the planning permission submitted for my garage.
I thought that the most sensible thing would be to speak with the neighbours first as we seemed to get on and being as it would be a large garage next to their fence I thought it only polite and would help sort any potential issues...
Afternoon all.
I finally might be making some progress on my workshop /garage planning.
I'm looking at a large (10m x 7m) building which ideally would be timber frame or SIPS build for speed and ease of building. Also to maximizer internal floor space for footprint.
The subject of insurance...
From what I've been reading the E10 has a sort of cleaning action - i.e. any gunk that has built up in the system will get washed though. Whcih enevitably will clog up somewhere (hopefullythe filter, but sods law elsewhere).
Also a lot of rubber (and I think some PTFE) fuel lines will be no good...
A little gem that I was told for arc welding was to cut the rods in half.
As you've found, controlling a full length rod can get a bit unwieldy unless very well practiced.
Cut the rod in half, scrape off a section of flux to grip the actual rod in the holder and its a lot easier to keep...
I've done similar just butchering a pair of mole grips, not an overly pretty tool or results, but they do the job.
I see a similar thing advertised on Facebook occasionally...
