as I said its not a requirement for single occupancy to have things pat tested and a periodic report done on fixed wiring . that doesn't mean that the wiring doesn't need to be of a good standard .smoke alarms now don't have to be hard wired and linked you can fit just the battery operated ones in a single dwelling . renting a house out can bring about 8 percent long term profit if you get the right tenants in and at the end of day you may make a profit on the price of the house if you ever sell .. daughter bought a repossession job for 75 grand .spent 10g on it 6 years ago . I also did a fair bit of work on it and now in good nick are selling for 120g so its not all doom and gloomUseful info here

They paid rent perfectly on time, for 7 years.
They kept the house spotless.
They redecorated.
They put an extractor fan in the kitchen.
They extended my workshop.
They built a downstairs bathroom in a corridor that (pointlessly) went through the house, complete with sink and radiator.
They laid new carpets in several rooms.
They added a couple of radiators.
They installed soundproofing on the shared walls as the neighbours had screaming kids, and the walls are 3mm thick.
ALL the above were useful improvements I had thought about many times, but never got round to doing.
I was a little alarmed when these improvements started being done, but the guy was a builder by trade, so he did a fairly good job of it all.
Ps. I'm living back in the house now, enjoying the fruits of all his labours.

A lot of people end up homeless with being sanctioned, It can be a bad thing and the rules often don't help people they are meant to protect.one other thing to watch out for the dhss the system has changed
you used to get direct payments they changed this to the tennant but you can still get them direct
another thing to note and be aware of universal credit is sanctionable if not searching for a job these go for both non workers and also semi workers ( part times )

not many take these in, infact many are now refusing them due to the new system which i dont blame them for it
