Yea i have asked him and he said he has come up with the idea before, but when we are busy the space is nice to have but when we aren't busy and trying to reduce over heads its one of those things that the only thing you can do is reduce the size of your work space, so its finding out the way to do that, which draws in the most money with out being so much effort, I'm going to mull it over during the weekend, and come up with a plan I'm leaning towards turning it into several little bays and rent those out with a welding set, keeping all the expensive stuff and charging people for the cuts and folds, then they can't destroy the expensive equipment but they know they can pay a small fee to get someone that knows what they are doing to do it

just to throw another angle into this, how will it work when you are so busy you dont have time operate the machines for the people renting space and you are both needing to concentrate on getting your work finished ?

The old boys at work say in the 80's when the company was called Thomas browns we had about 50 people in the same place where we have 6. If we get so busy it becomesa problem, it will be the best problem I can think of, if we get to the point I would begin to either employ the skilled labour that was renting the space or phase it out.

I know I had to make someone redundant for the first time ever before Christmas, he got a lot of money and found another job with in a week so it worked out well for everyone, which was the nice bit about a not nice process

if you let people do dit spannering they end up trying to ofload there ******** to you. amount of times ive had friend ask to use my ramp for there reanult ect, what they actualy mean is can i park it on your ramp untill you fix it

Some people don't see friends, they see a soft touch. Not saying you are but it's human nature to take advantage.

i used to be, learnt the hard way there tho. if i get sheds abandoned with me now they get coverd in grinding sparks and weld splatter

So a quick update to all those that are interested. This is what i have decided to do.

Split about 3500 sqft of my work shop into 3 - 400 sqft work shops 20ftx20ft. With a 10ft roller door on each one, partitioned off with a brease block wall 10ft high. £100+vat per week including bills. You get a self contained unit with a 3 phase socket and 4 - 240v sockets. 4 week deposit, 4 weeks notice. All locked with in a locked building, that has a locked gate.

And one slightly bigger unit.

Same set up but 550sqft.

And if anyone wantsanything we have a price list for supplies and materials...

Opinions?

Bare in mind flexi storage rent out the same size space, for the same piece but with no canteen and no 3 phase

not sure if you've checked already... but check the work spac you have left and your business rates... once you're under a set size you can get the small business rate which is a little bit cheaper... if it's under under £10k/year and you get a discount... at £10k you get 0% off, at £6k 100% off, and % discount is on a sliding scale (so at 8k, which is half way between 6 and 10 you get 50%)

local councils have a bit of wiggle room, so each area is slightly different (London is the odd one out where's it's 8k and 12k instead of 6 and 10)

a quick measure up might mean it's worth adjusting some sizes to give you the lowest rates possible (because you're not paying rates on the rented out bits, and they'll be too small to pay rates on their own anyway)

so to give you an idea it was access during opening hrs the place was heated 24hrs
the cost and size of the container a 6ft x 6ft x 6ft high the weekly price for this was 15.00 less if you hired for a few months

Yea I'm not renting all my unit out just the un used space I have and turning it into something more profitable, and I have a few people interested, that are in our field of work, which is what I want, ideally a machinist on lathes a metalworker and some fabricators, then I might also get some kick back work of it

thats what i want people that want 10h per week and get 4-5 in there per week, just people that want to knock up bits a pieces or make gates etc

then u will get people swanning in and out and tealeafing gear
