Saniflow question!!!

Advice please. I have a rented out unit that has a loo with a mascerator and the tenants are moving out and have suggested that the power be left on or it will "back up". I would have thought that if it is not being used there wouldn't be anything to back up - or have I missed something?
I would have thought, turn off power and water.

I have just been looking at Saniflow units to quote on a job and having been on the Saniflow site to read specs etc I did see they said to turn the units off when no tenants (in your case ) are not present

Hi, It sounds to me that they want the power left on for nefarious reasons especially if they still have access to the property, a change of locks might be in order and secure the power supply. It might be wise to check that power has not been tapped to the outside of the property or next door for others to use. Because the tenancy has been terminated you will be liable for any electric usage.

I have only fitted one of these units years ago but I seem to remember that there was an one way valve in the outlet connection in the unit, if this one way valve is passing backwards and the outlet pipework rises above the unit as is usual, perhaps the Saniflow is slowly back-filling from the outlet pipe, just a thought.

When you say backfilling - you talking the stuff they flushed? I can see that occuring if any valves need power to stay shut

Landlords should change locks as std. who knows who might have copied those keys without the tenants notice? I do a bit of work for a letting agent and they do it as std

It depends on the run of pipework. These units tend to be installed where a conventional soil pipe can't be fitted, and often the pipework will run upwards vertically to the nearest point of access to a soil pipe. If that's the case, the pipe will always be full of sh**y water which, over time will drain back into the unit.

If you have a vertical column of excrement 10-12 foot high, after a faulty one way valve then my money's on it not climbing up the pipe any further, but sods law says some will eventually return back down to the unit.unless the pump kicks in again.
My experience of one way valves is that when they get older they become two way valves.

Reminds me of the SL400 sea toilet in my Pandora Yacht. Once the seals go, as fast as you pump it out it reappears in the bowl like a bad penny!

The design/installation specs(at least of those I've read) are written to avoid that happening; the volume of the vertical pipework is not supposed to be greater than the volume of the tank. If that's not the case with all of them they're a toilet floor of pooey water waiting to happen.

Remedies = "Check appliances upstream /Clean or replace the non return valve"

That's my thoughts - how good is that valve?
