Yeah they could make a counter claim IF they were disputing the quality/cost of the work they were being asked to pay for. But they aren't, are they?
I think I would have to practice this over a few times but it sounds bloody brilliant. Ill see if he coughs up on Friday before I take this approach.

That sounds favourable,he's a private individual.NIKK a charge against the property is the way to proceed.... it is a very useful legal device ( its how secured loans work), he cannot dispose of the property while the charge is there (ie cant even give it away), causes real financial difficulties if he wants to remorgage or borrow against the property... cant remember all the details but from what I recall it is not a hard thing to do...
Also did you supply to a private individual or a company?
Can you take a charge on someone's house without them knowing? Do they have a say in the procedure?
