in the uk most mineral rights are owned by the crown (aka the government) this must have sand/gravel under it, so with a permission can be quarried,
council tax is a banded property tax A being the lowest,

Looks a bit floody. Even the name ; Willow Field, sounds a bit damp. But the fact it's pictured surrounded by floodwater is very concerning given predicted increased severe weather eventually frequency/intensity.

That end of the market in these areas is slow

Depends where you are though, when we owned the watermill in Cumbria had to take a dive on it to £315k
Down here in the South East would have sold for £2 mil
