Installing an EV Charger without a drive

My tenant is looking to buy an EV and has asked about getting a charger installed. Octopus who are his energy supplier have told him he can't as the property does not have a driveway. I also saw this stated on a website as part of an "EV installation checklist".

Whilst the property does not have a driveway it is an end terrace and the car is parked next to the house in a dedicated space in a shared car park, you can see here. The parking spaces for the house are along the fence and are only for this house to use.

Has anybody any experience of getting a charger in such a situation?

I briefly looked into fitting it myself but it seems I would need to get it checked by Building Control so would they fail it due to no driveway?

if hes no 9 and can park the car at side of that fence then he can use a charge point at the side of the house by using an appropiate connection probably extended type

if he cant park there then its a no however he could service out the charge point not just for his own car

No one has to have an EV...

Also, I have done plenty of EVCI work in car parks in locations such as flats, some Local authorities are actually preparing for this

A lot of tge nrw high risrs in my borough are banned from owning a car as a condition of sale. They cannot purchase a parking permit.

A dedicated space to the property to me would suggest a driveway. A pillar mounted charging point at the end of the garden would work. SWA with a data cable from a dedicated mcb from split tails. Cable will need dug in.

Would the cable root from the car to a charge point cross a public foot path?

Octopus probably don’t want the risk of a cable being run across a footpath and coming back to them as a claim. Can’t see other installers having the same restrictions, some times big corporates just don’t want the hassle. My guess is a smaller/independent would put it wherever you want. Shop around doesn’t have to be your energy supplier they aren’t much more than a contactor in a box.

I'm thinking the charger would go either on the wall at the side of the house or the front, either location is close to the meter box which you can see in the photo. The cable to car would not have to cross/block any "right of way" path or land. The car is parked basically where you can see wetness on the ground next to the fence, the bumper lining up with the gateway fence.

edit: just seen EBME2 post whilst I was typing. Think you could be right. Will try and find some local installers.

Anyone know if the incoming service cable would need upgrading ?

The front lawn looks big enough for a car?

Drop a couple lines of paving slabs down for the wheels and call it a drainage friendly driveway.

Get charger installed, park and plug in where they find it appropriate and pick up the slabs?

If that'd work, sometimes it's easier to fit around the system than to question the system.

im going to say this but take a good look at that front that meter has made that pillar dangerous and that is holding up a good portion of the front wall up

part of it is sat on one brick near the window and the door side looks like half brick to 3/4 of a brick

all that front above the door and window is supporting on those bricks alone its alot of weight pushing down on those 2 points of bricks on that pillar

if that pillar fails the whole front will come down

what's that got to do with the EV installation? The meter box will have been put up to building regulations of the time.

I would agree with that, layout is similar to mine, but I have tarmac instead of grass. In red is how mine is.
If it were for my house and EV I would drop the curb, if not allowed drive over it? No one round my way seeks permish to drive on to what were their gardens.
But before you do worth checking out, one neighbour had a shared earth and they had all sorts of probs and couldn't get it done as would cost loads in electrickery / digging

If it were me yes, if it were a tenant depends how much you like them

Any half decent spark should be able to do it, though I think you still need to notify the DNO, there were grants for commercial installations, I got one for my holiday cottages.

The meter box is surely just box screwed to the front of the wall? They haven’t mounted it IN the wall

I seem to recall one of the London councils making the news for selling more parking permits than there were spaces?

Looks like next door has made a sort of driveway. Cost a few quid to install a drop kerb but off road parking and charge point might increase rental revenue for you in the future.

There's one like that on a council bungalow near us mounted on a 6x2 wooden post in the lawn.
