We have built in wardrobes in the bedroom below this and the clothes have a coating of dry powdery mould,only the side under the pics ,although it is a corner outside wall.
The wardrobe is not moisture damaged at all .
This is the condition of the roof directly above.
2 ridge tiles have pointing missing but they're not directly in line with the damaged membrane, they are about 3/4 foot to the left .
The roof tiles directly above the membrane seem ok,inline,no cracks.
My first thought was rain blowing in the the ridge tile pointing gap,tracking down and finding a weak spot in the membrane ,dripping through, soaking the insulation and plasterboard, then causing a damp wardrobe..
I pulled the insulation back ,it's all dry and no damage whatsoever to the plasterboard. I'm thinking the blackened area is general dust blowing up the tiles in and down onto the insulation, the alley outside is a wind tunnel and the rain comes sideways of the Southport ccoastso maybe a bit of rain gets blown up as well as maybe tracking from the ridge tiles.
I would like to repair the membrane from inside if possible but not sure about how to go about that.
i have ladders and cat ladder so will point up the ridge tiles .
Im guessing the musty dry mould in the wardrobe is a coincidence as the area above in the loft looks bad it is not damp,im going to try a Unibond dehumidifier in it, there's no ventilation in it either which probably won't help although there is no problem my side of the room.
So mainly im asking about the possibility of a patch repair on the membrane, cheers.
